Supporting The Dream Of Homeownership
For many people, buying a home is the biggest purchase they will ever make. Although this is an exciting event, it can be confusing to the average homebuyer. With so much at stake, everyone involved wants to get the details right so the process goes smoothly and there are no surprises down the road. That is where we come in.
At Thompson Law Group, P.C. & Home Key Title & Closing, Inc., we love being an integral part of bringing people’s dreams of homeownership to life. We are led by our founding attorney, Debra J. Thompson, who has over 20 years of residential real estate experience. Our firm provides real estate closings for clients in Massachusetts, New Hampshire and Maine. What Do We Do?
Are we a law firm or a title company? We are both. We help buyers, sellers, realtors and lenders put the pieces of a real estate sale together. We handle every part of a residential real estate closing, from start to finish. Our legal team offers:
- Buyer representation
- Seller representation
- Purchase agreement preparation
- Contract review
- Lender representation
- Sale negotiations
- Closing document preparation
- Title searches and resolution
Although we represent clients throughout the closing process, another portion of our business operates as a title company.
The Importance Of Title Insurance
Most lenders require title insurance as a condition of the mortgage. Even if they did not, we would recommend title insurance to protect a buyer’s investment because of what happens even before the insurance is issued. The title company researches your property’s entire title history to make sure there are no surprises that might muddy your claim of ownership.
Problems can include judgments, liens, invalid transfers of title and easements, just to name a few. If we see a problem, we can work with parties to resolve it before the closing. When we offer a title insurance policy, we are saying that we are so confident in the property’s clean title that we will cover the legal fees for correcting anything that we might have missed.
